When you are considering a new home, you probably want to make sure that it is in good shape, isn’t that right? So, you get it inspected, but when you get the report back, there are several items that are marked as “Serious” “Needs Attention” or similar, making you worry that the home isn’t as good as it seems.
First off, let us put you at ease, just because there are issues found on your inspection doesn’t mean that it isn’t a good, solid home. You will hardly ever find a home that doesn’t have any issues on the home inspection report, not even a newly built one.
Second, the home didn’t pass or fail the inspection. There is really no such thing when it comes to home inspections. What you have is a report of any issues or potential issues that were found when the home was closely examined.
It is going to be up to you whether you are going to be able to either have these issues resolved by the seller or if you are going to accept that you might need to have repairs handled on your own. Either way, a professional home inspection is the best way to get the full picture before you sign that dotted line.
